I hope you are all raring to go & ready for another week! Getting in early this morning to try and get a head-start for all you property hunters. Properties at the moment are flying out like hot cakes, especially ones like this 1 bedroom house on Beardsley Drive, in Springfield.

This type of property are great for buy to let, easy to rent when they come on and they appeal to a wide range of tenants, better than a 1 bed flat because there is a garden. 

This house has come to the market with Balch with an asking price of £154,950, which is about the going rate for a property in this area. Rental wise, you would look to achieve in the region of £700 pcm, which would give you a potential annual yield of 5.4%. It's also Freehold so you don't have to worry about any service charge costs, another bonus!

Beautiful Chelmer Village, Chelmsford apartment with a cracking yield!


Another week almost over! One to think about for the weekend is this one on Chelmer Village. A lovely 2 bed apartment, in beautiful condition, you can tell that it has been loved by the current owners.

It has come to the market with an asking price of £175,000, about the going rate for properties in this area of this condition. Similar properties have rented for around £750 pcm. So you could be looking at an annual return of 5.1% on your investment. There maybe some service charges and ground rent that you would have to pay, so do bear this in mind when doing your calculations.

One bedroom flats in Chelmsford, are they good investments?

There are nearly 1,200 flats in Chelmsford. This represents around 5.5% of the housing stock here, reasonably close to the national average being 17.5%. The average price of flats with one bedrooms in Chelmsford is currently around £132,000, which surprisingly is 14% higher than 12 months ago. Bearing in mind that Chelmsford prices generally have increased by just over 8% year on year, this is a great result


At the moment, you can buy a one bedroom flat in ‘The Village’, which is a development off of Writtle Road, for a very reasonable £135,000. You would be looking to achieve around £675 per month in rent for this type of property, which means that the gross yield could reach around 6% per year. However, you must remember that services charges & ground rent may apply when buying an apartment, due to them being leasehold and every landlord’s tax and interest rates are different, so it is essential to research your investment carefully before committing.


Finally, let’s not forget about the potential increase in capital value of the property. I was looking at the one bedroom flats in the Chelmer Village area and found that they were selling in the region of £66,500 in 2001. Within 5 years in 2006, the value had jumped to £118,000, a 43% increase. The values had increased again by another 10% to around £130,000 at the tail end of 2014. There is nothing to say that we shouldn’t see similar growth in the future.

Chelmsford Buy To Let Opportunity offering 5.2% Yield.




Hi property hunters. As you know I spend a lot of time looking through Rightmove, (probably too much time) trying to pick out the best options for buy to let properties. The reason I do this is because it can be a bit of a minefield out there and I want to make sure that our landlords going into buy to let, are doing it with their eyes wide open.

This property could be a good option. It's a modern 2 bed apartment, in nice condition, perfectly fine for letting out. a little bit on the edge of commuter territory, but still ok. It should rent out pretty quick still. Beresfords have got it on the market for £175,000, which considering you are getting 2 bedrooms and parking, is pretty good in my opinion . Similar properties to this have rented  in the area for around £775 pcm. Which when you do your calculations, could generate you a potential annual yield of 5.2%. 

This property will not be around for long though, so get you down to the agents now to book a viewing.

Chelmsford City centre apartment with a great yield



Happy Bank Holiday Monday everyone! Even though it's a bank holiday, I figured that people would have some spare time on their hands today and be on the hunt for their next buy to let property, so I thought I would post today for you all to read. 

This property fits the buy to let criteria from our point of view, it;s City centre location, modern, has parking and can offer you an annual yield of 5.2%.

IT is a studio apartment, so what you will need to take into consideration is that you may not have long, long term tenants, but it should rent out fairly easy when it comes available. Similar properties to this have rented in the region of £650 pcm and the asking price is £150,000. It doesn't look as though you need to spend any money on it either to get it lettable.

Little gem of a property in Chelmsford, ripe for buy to let!

Get in quick, this wont be around for long. A one bed apartment just off New London Road in Chelmsford, size is fairly standard internally it's not too bad, my only recommendation would be to replace the lounge carpet with something a little more neutral. It's priced to sell at £130,000, which when you do your sums against an achievable rent of £625 pcm, could generate you an annual yield of 5.7%!!

This is a nice easy renter, no hassle, no fuss & when you use a competent agent to find you a tenant, a nice easy ride.
