85.5% of Chelmsford Properties have 3 or more bedrooms – Problem or Opportunity?
In today’s Chelmsford property market, the Chelmsford homeowners and Chelmsford landlords I talk to are always asking me which attributes and features are likely to make their property comparatively more attractive and which ones may detract from the price. Over time, buyers’ and tenants’ wants and needs have changed. In Chelmsford, location is still the No. 1 factor affecting the value of property, and a property in the best neighborhoods, say Great Baddow, Chelmer Village or Broomfield can command a price nearly 50% higher than a similar house in an ‘average’ area. However, after location, the next characteristic that has a significant influence on the desirability, and thus price, of property is the number of bedrooms and the type (i.e. Detached/ Semi/Terraced/Flat).
In previous articles, I have analysed the Chelmsford housing stock into bedrooms and type of property, but never before now have I cross-referenced type against bedrooms. These figures for the Chelmsford City Council area make fascinating reading. It shows 85.5% of all properties in the area have 3 or more bedrooms

I was genuinely surprised at the low
numbers of one and two bed properties, especially 2 bed semis detached houses, especially
as tenants like the smaller one and two bed properties in Chelmsford. You see, it
might interest the homeowners and landlords of Chelmsford, that there has been
a change in the numbers of properties on the market and the split in bedrooms on
the market over the last 12 months
· 12 months ago, 49 one bed
properties were for sale in Chelmsford, today 60, a rise of 22%
· 12 months ago, 184 two bed
properties were for sale in Chelmsford, today 187, a rise of 2%
· 12 months ago, 140 three bed
properties were for sale in Chelmsford, today 167, a rise of 19%
· 12 months ago, 83 four bed
properties were for sale in Chelmsford, today 110, a rise of 33%
· 12 months ago, 48 five + bed
properties were for sale in Chelmsford, today 70, a rise of 46%
It can quite clearly be seen more Chelmsford
properties have become available, which can only be good news for Chelmsford
first time buyers and Chelmsford buy to let landlords looking for a bargain
(especially post Brexit) as property prices have stopped rising at the silly
rates they were 12/18 months ago.
For several years Chelmsford buy-to-let
investors have been the only buyers at the lower end (starter homes) of the
market, as they have been enticed by high tenant demand and attractive returns.
Some Chelmsford landlords believe their window of opportunity has started to
close with the new tax regime for landlords, whilst it already appears to be
opening wider for first-time buyers. This is great news for first time buyers ...
but one final note for Chelmsford landlords ... all is not lost ... you can
still pick up bargains, you just need to be a lot more savvy and do your

Letting to Students in Chelmsford
A Chelmsford landlord came into our office last week as he is looking to invest and wanted to know more about student lettings.
Students are an excellent prospect for landlords wishing to maximise their return on investment. They are in ample supply, meaning an almost certain let, a greater choice of tenant and fewer void periods. Reliable student loans and parental guarantees mean that students are also less likely to default than they were in the past.
But there are certain aspects of letting to students that you should consider if you are to enjoy your investment. Certainly the best type of property to let to students is one that is within cycling distance or an easy bus ride from the local college. Your choice of street is less important than ease of access, so expensive upmarket addresses can be avoided.
A property with several rooms, ideally each of roughly equal size, tends to let more readily than an “imbalanced” one, as students are likely to rent the property with a group of friends. Secondly, expect parties! So décor and furnishings for this relatively undiscerning social group can be cheap but practical, but do buy heavy-duty carpets and washable curtains/loose covers. With say four adults in the property the washing machine will take a hammering so it’s worth investing in a robust one. Students are unlikely to tend a garden, but somewhere to park a bike (or five) can clinch a deal.
There are potential issues for larger properties falling into HMO (Houses in Multiple Occupation) legislation so please contact us on this point.

One last important point. Students are unlikely to use the
property during the holidays, and will prefer to commence a tenancy at the
start of the academic year in September/October. It can therefore be worth charging
a slightly lower rent for the first month, but securing the tenancy in June, to
avoid an initial void period. We usually find we are able to achieve this for
our clients, so please feel free to contact us if you are considering this
