5.75% yield on Chelmsford 2 bed .. hurry!
I was surfing Rightmove this morning and spotted this. A decent sized 2 bed apartment, good kitchen, its been "Lam and mag'd" (Laminate floor and magnolia walls). At £150,000 its not bad. if you can pick it up for say around £145,000, (considering No. 12 Haig went for £143,000 a couple of months ago) if you present them to the renal market in decent order, day in day out they let for up to £695 a month, we are looking at a yield of nearly 6%

Capital growth! Look at this property!
Buy to let is about capital growth as well as yield.
Have a look at this property in Chelmer. On the market for £240,000, considering it was bought for £167,000 in March 2011, that's a 40% increase (or around 13% a year). I thought at the time (back in 2011, it wasa good buy, and now even at an asking price of £240,000, I still think she will sell quickly. Its nicely presented inside ... let's see what happens (I could be proved wrong!)
Link below (sorry about the pic quality but its difficult to scrap pics from the Rightmove website)

Galleywood 2 bed apartment - Yield 6.5%
I came across this property this morning, and thought it was a flipping good deal
A particularly good sized and very well presented 2 bed first floor apartment. Its got your gas CH's, your UPVC's, redec'd and some new deco's. Asking price is £130,000 and assuming you can get her for sub stamp duty at £125,000, there will rent as long as the cows come home at the late 600's, giving us a yield in the 6.4% to 6.6% range ... not bad at all!
Again, this wont be around for long. On the market with Balch's .. link here .... http://www.rightmove.co.uk/property-for-sale/property-46144304.html
